Após o 25 April, a zona envolvente entrou em decadência, perdendo a importância económica que tinha e com isso, perdendo também a vida, ficando grande parte dos edifícios ao abandono, à mercê da degradação e da vandalização que se vê até aos dias de hoje, estando muito poucos edifícios operacionais.

Nos dias de hoje, o investimento para o Turismo é a última esperança destes lugares, e é verdade, que Cacilhas neste momento está mais turística do que há 20/25 anos atrás, e prova disso é, beyond the flow of tourists,,pt,the requalification of Jardim do Rio,,pt,which can be accessed by walking through Caís do Ginjal or else,,pt,through the old area of Almada and going down at the Boca do Vento Elevator,,pt,which is an excellent opportunity to have a panoramic view of some emblematic sites in Lisbon,,pt,that is right there ahead,,pt,This requalification was undoubtedly a small step on the long road that this area has to go,,pt,and the truth is that there may well be plans,,pt, a requalificação do Jardim do Rio, o qual é possível aceder percorrendo o Caís do Ginjal ou então, pela zona antiga de Almada e descendo no Elevador da Boca do Vento, que é uma excelente oportunidade para ter uma vista panorâmica sobre alguns sítios emblemáticos de Lisboa, que está mesmo ali à frente!
